Tips to Help Your Home Search
Have a Good Realtor, See Old Listings
Ask to see listings for homes that have sold recently in the neighborhood where your potential home is situated. This will give you a better understanding of how much over asking the homes have been going for. You may be surprised to find out that some homes have been selling very close to asking or even under-asking. Sometimes homeowners want to sell quickly, rather than going with the highest bid they go with the bid with the least stipulations. Sort out your finances and ensure you have enough for any surprise renovations or fixes.
Ask Your Realtor for Updates on Bids
Your realtor can also give you an update on how many bids have gone in for a property that you are interested in. This will give you an edge if a property has fewer buyers, you're more likely to have a winning offer. Maybe you can even put a bid in that is less than asking!
Look at Homes Lower Than Your Budget
View homes that seem ugly in pictures or listed below your budget. Many of them will surprise you. Not only that but homes that are listed at a lower price will allow you to place a higher bid while also having extra budget to renovate and personalize your home.
Explore New Neighborhoods
Understand your goals for moving, is it to be closer to work or school, or improving your lifestyle? Explore additional potential neighborhoods, this will allow you to have more housing options to choose from. Be flexible and expand your search area, look for attractions that you will enjoy.
Ask Questions About the House - Ask if the Previous Inspection is Available
Homes can be money pits if they haven't been well kept. You may need to fill propane tanks or take care of sewage issues. Review the home's description, there may be a clause that says you cannot remove a tree. Or that the home doesn't come with appliances. Ask the listing agent if the home's previous inspection is available if you're really interested in a property. Many homeowners will have home inspections available during home viewings, feel free to take pictures for future reference.

Must-Ask Questions When Purchasing A New Home
1. Type of Water - Does the home run on municipal water or well water?
2. Type of Heating - Will you need to fill propane tanks or does it have natural gas?
3. Neighbourhood Issues - Are the neighbours in good proximity, Are there any previous issues?
4. Renovation Potential - Can you afford to change or add what you want to the home?
5. Appliances - Will the home come with all of what you see?
6. Electricity - What is the amp of the house? Amp of a home should be 200 for all appliances and electric car charging.
